A set of principles and procedures by which something excellent is done.

Assessment

The most important thing that we do is a roof and structural assessment that takes into consideration:

• Number of roofs
• Roof size(s)
• Existing roofing materials and level of degradation
• Structural materials and integrity
• Water intrusions and structural moisture content
• Parapet walls
• Seams, cracking and/or areas of separation
• Areas of ponding
• Problematic flashings, penetrations, fasteners
• Guttering and drainage issues
• Roof pitch issues

We'll sit down with you to undertand the property's history, idiosyncracies about the building (that only you know), your goals for the property, project constraints, and timing.

2

Preparation

To start, we address and remedy any necessary repairs that are required to install the remainder of the system.

Structural Integrity

Where structural integrity is questionable, proper measures are taken to reinforce the soundness of the substrate, without exception.

Rust

Metal roofs are always treated with our Phoenix Roof Rinse to remove areas of surface rust. Based upon the assessment, Ruster Buster™is applied to stop corrosion and to prevent "flash rusting".

Pitch & Ponding

Pitches are like people ... we both start to sag over time! As a roof ages, partial or extensive collapse can inhibit rainwater properly sheeting towards the guttering, causing countless problems for building owners. As rain collects, the acid content concentrates leading to additional roof damage. Over time, it will eat through roofing materials and cause leaks. Our Master Installers are experts at identifying and remedying these problem areas with our line of pitch products and substrate-raising techniques.

Fasteners & Seams

Screws seem to magically remove themselves over time; and traditional roof materials (TPO, EPDM, PVC and metal) tend to buckle, split and form seams over time from UV radiation and temperature fluxuation. Our Master Systems Installers are aces at identifying and re-seating stubborn screws as well as sealing seams for a solid base for your new Phoenix Seamless Roof.

Cleaning

Using our Phoenix Roof Rinse formulation, our Master Installers will remove dirt, debris, oils, residues, mitigate surface rust and prepare the substrate for subsequent system installation.

Penetrations & Parapets

As an added measure of security, all fasteners, seams, cracks and separations get secured with the Phoenix exclusive Fastener & Seam Sealer which acts like a monolithic gasket that won't relent from weather. Likewise, all penetrations are also secured with Phoenix Fastener & Seam prior to Base Coat installation.

3

INSTALLATION

Once prepraration is complete, it's time to install the final three or four products that will secure your roof, backed by our LIFETIME PROT3CTION WARRANTY and AutoPilot Maintenance programs.

Insulation

If your structure is uninsulated, and dew point / thermal bridging issues are leading to condensation, mold, and even inventory loss, we need to address insulation. Our preference is to insulate above the roof so that the previous issues are mitigated and so that additional benefits like racking strength improve your structural integrity and longevity overall.

Base Coat

Phoenix Base Coat goes down next. It combines marine-grade antimicrobial protection, ceramic/titanium durability and acrylastomer resin flexibilty, known as TRITANIUM, for the initial barrier of self-leveling, watertight roofing and protection.

Top Coat

Phoenix Top Coat is applied as two individual layers. Like Base Coat, it's composed of TRITANIUM, however, these layers also deliver state-of-the-art resistance to dirt pickup, and superior tensile and elongation strength to account for the needs of both cold and hot climate zones. It's high solar reflectivity reduces roof surfaces temperatures, helping to prolong roof life and reduce energy costs.

Ceramic Granule

The final cherry on the already robust Phoenix Seamless Roof is our ceramic granule. Applied with the second Top Coat, it's embedded into the coating and provides additional light reflectivity for cool roof performance, fire resistance, and durability to foot traffic and slip resistance.

Protection

Marine-grade Antimicrobial

A non-leaching, submersible EPA registered biocide glides on the polymer strands to offer protection to areas of greatest moisture. It's durability provides for performance longevity while also preventing against migration and contamination into the environment.

Durability

Ceramics / Titanium

A four micron suspension that maximizes abrasion resistance, heat/UV resistance, impact resistance, solar reflectivity, and dirt pickup resistance. In five-year testing, the technology consistently reduced surface temperatures by 35 degrees when compared with conventional polymer coatings and 85 degrees as compared with black EPDM and torch-down roofing.

Flexibility

Acrylastomer Resin

A non-VOC polymer that upon curing, aligns and forms a nano-fiber skeletal structural yielding the highest elongation strength (pulling resistance) and tensile strength (tearing resistance), found in this category. It maximizes low temperature flexibility and provides a broad range of substrate adhesion options while also allowing future re-coat for maintenance.
